I'm just tripping off the fact that the HOA is only $100/month. Out here where I live, I'm in the market for a condominium. I've been pre-approved for around $400K. For that price the best thing you can get is around 800 square feet. But you will pay a MINIMUM of $400/month in HOA fees...............some I've seen for $600/month. I can't even imagine what you're getting for a $100/month HOA fee. :lol:

$600/month for an HOA ought to be criminal. My HOA is just under $100 a month and that includes pool, gym, and clubhouse access.  They also take care of non-residential grounds and we have walkways, a park, and ampitheatre.

Would it be too much to expect them to mow my yard, or is that a stretch?

We pay more for our townhouse but that HOA includes exterior work, and landscaping.   Our primary home; nah you gotta handle your own landscaping.

The stress of renting out to people who just won't be responsible no matter what stipulations I put in a lease began to stress me out to the point it was no longer worth the residual income I was pulling in every month.

If I were to do it again my second home would be that of the vacation variety near a beach or lake. It will remain empty until the occasional visit from me for the unwind times of the year.

Pool, gym and clubhouse? Nah. You ain't gettin' that out here. Most you'll get is a subpar workout room and groundskeepers for the exterior of the building. I must admit that most of the HOAs that are $600+ are closer to the heart of the city. I'm thirty miles from downtown Los Angeles so our HOAs are at around $400/month. I imagine in a couple of years they'll be up to $600 though. Here's an example of the type of place I'm looking at.........................

Luckily, the prices are coming down because of the interest rates. During the summer, that place was probably right at close to $400K.

I'm like you, at this point in my life, I don't want the headache. Even with a beach home, I don't want to worry about it when I'm not there.

Thanks for responding. I don't think I want to be a landlord but I would like to have 2 homes one day. I have a SFH now. I may get a condo in the heart of Atlanta or LA in the next years but we wouldn't rent it out.

Our saving grace is it's in a desirable part of town and a great school district.  It has nearly doubled in value, so we revisit selling every once and a while.  After one horrible renter, we fired our property managers. Since then, we've managed to keep it occupied.  Strangely enough, all three of our previous renters bought a house in the same neighborhood.  Now we rent it to my brother.  At today's rental prices, he's getting a steal ($1500 for 1500 sq ft; three bedrooms and a garage).

Eventually, I plan to get a vacation home, but I gotta get my youngest out of daycare.  lawdhammercy  :lmao:

Well, if you want to live in Southern California, you have to pay whatever the property is valued at. In San Fernando Valley, the price for that condo is actually pretty good...........................especially considering the HOA fee is only $400. Most places in Tarzana are $600/month+. If you live 25 minutes outside Atlanta, you're in a pretty rural area so, no wonder your house is less than $400,000.

A house went into foreclosure a few yrs back and the owners turned it into a airbnb exclusively. Stays booked. So far all the renters have adhered to their strict rules which keeps them quiet and not leaving trash and pets roaming.

My wife thinks the people in there now are students renting for the semester. They maybe, they certainly have been in there the longest of any guest.

If I recall correctly, our HOA covenant prohibits turning our townhome into a temporary rental space.

We own a duplex and only rent to young professionals. Most have been either nurses, accountants or teachers with a minimum credit score of 750. We use Zillow Property Manager and everything is online, including rent payments. I’ve debated opting to a property manager but my invested time is minimal as the property is well maintained. We will update the two outdoor aircon units this spring and we have an annual maintenance contract with the same vendor who maintains our units on our primary residence.

We’ve toyed with a secondary retirement home and will start spending time in various places on recon and scouting trips. Our list of must haves isn’t long, but health care accessibility is up there very high. Open to a 55+ community but don’t want someone right up on top of us either. They’ve crammed them units to close you can smell what they are for breakfast. Water access is high - lakefront vs oceanfront. I want to get into boating and fishing. Golf is a must.

We will retain our primary residence for the time being. It’s retained its value the 14 years we’ve been here with very few issues to note. It will be too large for the two of us but have everything we want and need for now.

'87 healthcare access is the reason I opted to sell my parents home and not move into it myself. It was a very nice ranch house with handicap bathroom all on one level. Sadly,  health access was sparse, -with no full time doctor on staff at the hospital. Even the local in office doctors  only came to town a once a week to see patients. I could not afford to take that sort of a risk with my heath just to live in a rural setting.
