So I have a question.........

As many know on this forum, I lived in the South for 24 years, before I moved back to Los Angeles in 2014. During those years (1990 -2014), I don't remember Buc-Cees. However, I've noticed on my trips back over these past 7-8 years, they're all up and down the interstates. So, when were they created? It's kinda like how I used to see Ryan's and Shoney's all the time, but now when I'm in the South, I don't see them anymore. :shrug:

By the way, I'd still rather live in California, after having lived in Texas for a few years.  :lol:

:lol:.......pretty much my sentiments as well.  HOWEVER..........I think its rather "curious" that the HBCU program which is alleged to be the BEST in FCS has avoided playing the BEST in FCS.  But as the late NFL and college football coach brutha Denny Green once famously said: If you wanna crown them, crown them....., but they have AVOIDED playing the best.  :shrug:

Ya know, I've been watching or involved with Black College sports for over 30 years now. Here is the bottom line......

There always seems to be two different idealogies when it comes to this same old debate about the FCS (and Div II) playoffs. Some who believe we SHOULDN'T participate, and those that believe we should. It's actually kinda tired having to see it hashed and re-hashed EVERY YEAR on this forum. Listen, CURRENTLY JSU is the top HBCU football program. It's been great watching their ascent with Deion as their coach, these past two years. But we all need to be honest. No matter how good they LOOK, they would get boat-raced if they played the top teams in FCS, period.

I think it's great that the SWAC is bringing in more revenue than all other FCS conferences. But, that's because we have a unique product / game, not because of the quality of play. I've been to many homecoming, classic, and rivalry HBCU games over the years and absolutely LOVE our traditions, and unique game day culture. I'd hate to lose that.......................and I don't necessarily think we would if our teams allowed themselves to qualify for the FCS playoffs. But we need to decide what is IMPORTANT.

If we think the unique culture of HBCU football, plus are ability (in the SWAC) to make a lot of money through our games, is most important, then we should keep the status quo. If we think winning a national championship (and not a fictional HBCU championship) is important, then we need to move in the direction to get our teams qualified.

However, what we CAN'T do, is continue to brag about the superiority of a Celebration (or Heritage) Bowl, or SWAC championship game, and then pretend that the quality of play is equal to the top teams in FCS. It IS NOT. In reality, most teams in the SWAC really should be Div II in football. We maintain that the SWAC is FCS but almost every team in the conference pales in comparison to even the top ten teams / programs in FCS. We know that the teams participating in the NCAA playoffs lose money.................................but that's the case for EVERY SPORTS PROGRAM in the NCAA except FBS football. So that is not a unique arrangement AND is more the rule than the exception.

Either we're interested in making the money that we're making, or we're interested in being the best. You cannot be both in the current arrangement. I'm not advocating for the SWAC (or MEAC, for that matter), to give up their revenue. But I WOULD encourage that people stop worrying about the NCAA playoffs if they're happy with their program's current position on the matter. Enjoy the unique and incredible culture of HBCU football, and just know that you can do that, even though we know our teams aren't close to being competitive with the top teams in their division.

I think all ya'll post are decent but fail to address the elephant in the room. We need to beat somebody in the playoffs when we do get a bid. Most of the time we are just happy to get a bid and then get crushed in the playoffs. We also need to schedule "good" playoff caliber FCS schools and beat some of them. Sure we have beaten some patsy's, but not the Montana's or North Dakota States. Until all this happens, they will never take us seriously.

I've been on this message board since 1999 and THIS is the main issue we've discussed in the past.^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^^

Did FAMU get snubbed......................? I don't think so. Everyone knows the game by now. Either beat some good non-conference teams or be completely dominant with no losses in your conference and non-conference schedule. Otherwise, you ain't gettin' in the NCAA playoffs. It's that simple! ::)

You think those were Wales best athletes?

Wales is a rugby country.

I don't know. But what I DO know is in the US, soccer falls way down the list for interest by young people. So, by default you DO NOT get the best athletes to participate. I've known a few guys who played soccer as a little kid, only to switch over to football and basketball by the time they're in 6th grade. Other countries, soccer is AT LEAST the second most popular sport. Here in the US, it's probably 20th.

Again, all you need to do is look at the media coverage about today's game, and that will tell you how much people care. ::)

Don't you think it would look somewhat bad for a state supported schools to have a huge out of state student enrollment? At the rate A&T is going, they could be a 50% in short order.  Taxpayers will begin to question the merits of supporting a school with that many out of state students. I know they pay a higher tuition, but he state builds those academic builds.  Don't get me wrong I'm very happy for A&T, but I get what the board is trying to do.

As someone who works in academia, I have to agree here.......................especially if A&T has been warned. A state university's primary mission is to provide education to its citizens. I'm not saying what A&T is doing is bad, but when you think about the amount of money they're bringing in by charging those students out of state fees, I'll bet they're making more than the $2 million fine.................................which is probably why the fine was instituted years ago.

These venture capitalists would love nothing more than to create a rental society where folks are gonna be paying several thousand a month (with no rent price control) to live in a luxury shoe box.

Last night I was hanging out with a friend of mine at the Americana shopping center in Glendale (if you're not familiar, think of something similar to Atlantic Station in Atlanta). It's basically a mixed use shopping center with restaurants, movie theater, clothing stores, and apartments. Here's a view if you want to check it out...............

So, as we were leaving we looked up at the apartments and started to wonder how much they were. So, she pulled them up on her phone and here's what we saw....................................... :o

750 sq feet, one bedroom - $3800/month

1075 sq feet, two bedroom - $5300/month

1740 sq feet, three bedroom - $12,000/month

This is not sustainable in Los Angeles county.........................even in Glendale. :no:

My HOA is $420 a year and the price for that home in the clip is more than what I'm paying with my new construction home at 5 bedroom and 3 full baths. I'm 25 minutes outside atlanta. That's crazy.

Well, if you want to live in Southern California, you have to pay whatever the property is valued at. In San Fernando Valley, the price for that condo is actually pretty good...........................especially considering the HOA fee is only $400. Most places in Tarzana are $600/month+. If you live 25 minutes outside Atlanta, you're in a pretty rural area so, no wonder your house is less than $400,000.

I'm just tripping off the fact that the HOA is only $100/month. Out here where I live, I'm in the market for a condominium. I've been pre-approved for around $400K. For that price the best thing you can get is around 800 square feet. But you will pay a MINIMUM of $400/month in HOA fees...............some I've seen for $600/month. I can't even imagine what you're getting for a $100/month HOA fee. :lol:

$600/month for an HOA ought to be criminal. My HOA is just under $100 a month and that includes pool, gym, and clubhouse access.  They also take care of non-residential grounds and we have walkways, a park, and ampitheatre.

Pool, gym and clubhouse? Nah. You ain't gettin' that out here. Most you'll get is a subpar workout room and groundskeepers for the exterior of the building. I must admit that most of the HOAs that are $600+ are closer to the heart of the city. I'm thirty miles from downtown Los Angeles so our HOAs are at around $400/month. I imagine in a couple of years they'll be up to $600 though. Here's an example of the type of place I'm looking at.........................

Luckily, the prices are coming down because of the interest rates. During the summer, that place was probably right at close to $400K.
