My HOA is $420 a year and the price for that home in the clip is more than what I'm paying with my new construction home at 5 bedroom and 3 full baths. I'm 25 minutes outside atlanta. That's crazy.

Well, if you want to live in Southern California, you have to pay whatever the property is valued at. In San Fernando Valley, the price for that condo is actually pretty good...........................especially considering the HOA fee is only $400. Most places in Tarzana are $600/month+. If you live 25 minutes outside Atlanta, you're in a pretty rural area so, no wonder your house is less than $400,000.

My home's value is creeping to $400k and I'm 30 mins outside.

Fayetteville State has a 12 hour bus ride and a time zone change to get to Cleveland Mississippi to play Delta State. That’s a huge disadvantage for my Broncos

D2 is a weird landscape.  A 12 hour bus ride isn't what anyone should call a 'regional' game.  That being said, it's way worse in Super Region 4.

Shouldn't a flight be chartered?

I'm just tripping off the fact that the HOA is only $100/month. Out here where I live, I'm in the market for a condominium. I've been pre-approved for around $400K. For that price the best thing you can get is around 800 square feet. But you will pay a MINIMUM of $400/month in HOA fees...............some I've seen for $600/month. I can't even imagine what you're getting for a $100/month HOA fee. :lol:

$600/month for an HOA ought to be criminal. My HOA is just under $100 a month and that includes pool, gym, and clubhouse access.  They also take care of non-residential grounds and we have walkways, a park, and ampitheatre.

Would it be too much to expect them to mow my yard, or is that a stretch?

We pay more for our townhouse but that HOA includes exterior work, and landscaping.   Our primary home; nah you gotta handle your own landscaping.
How is the 2 home life?

Know this question was not asked of me but I felt compelled to chime in. I had two (one rental) and one primary for a few years. The stress of renting out to people who just won't be responsible no matter what stipulations I put in a lease began to stress me out to the point it was no longer worth the residual income I was pulling in every month.

If I were to do it again my second home would be that of the vacation variety near a beach or lake. It will remain empty until the occasional visit from me for the unwind times of the year.

Thanks for responding. I don't think I want to be a landlord but I would like to have 2 homes one day. I have a SFH now. I may get a condo in the heart of Atlanta or LA in the next years but we wouldn't rent it out.

After seeing the early results, I think Abrams can be dragged into a runoff by Warnock.

Back on topic. Anyways too soon to be talking about BSC championship. Still gotta go thru Gardner-Webb who imo may be the best team in conference.
If we play the way we did the final 3 quarters against Campbell in these last 3 games, we're winning all 3 remaining games.

I have noticed on social media that the pro Big South/CAA Aggies are pushing the narriative that if this game has low attendance the conference moves are justified. 

It's pretty interesting and funny.

I know we fans a all, but folks need to stop paying so much attention to social media. Some folk still wish NC A&T was in the MEAC and go as far as wishing us ill and hope we lose. Some folk are glad we left and look for excuses to justify their feelings.

I was a baby at the time, but I've heard stories about what folks were saying when NC A&T left the CIAA. Some of the same stuff, but not as bad because the new MEAC was made up of old CIAA and SIAC schools. Folks was bitter though, and it took years for them to move on. It will be the same with this move as well. As fans, we will adjust despite any calls that the sky is falling.

After 50 years in the MEAC it was time to move on. We will continue to play old MEAC foes. This year NCCU, SCSU, and NSU are on the schedule. In the years to come other schools will be in the rotation. NC A&T just has a different aspirations and after 50 years the MEAC no longer met our requirements.



Yea, just like we still play in basketball.  Wait, no we don't.  :shrug:  The same is going to happen in football in a few years.  Banking on playing old MEAC foes is an indication that you should have stayed in the MEAC.

Both schools lose money when we don't play in football. Both schools' BOT Meeting notes say this.

Dude stop being childish. Y'all just actually had a win of some real significance since you all left the meac. Try to just enjoy that.

This thread is what "childish"...NCA&T was picked to win the conference, so winning in the Big South is expected. That first half left everyone shocked, but A&T adjusted. Now we got to handle our business in the rest of the conference to win the championship. I'd really enjoy that...winning a championship before heading to a new league.
Lol....everyone on this board understands that if A&T was averaging 42k plus fans instead of 4k plus fans you would be salivating about it. I don't recall you asking if they were giving out trophies for being the largest hbcu when you were bragging about A&T student population. 

I don’t think your data on A&T is accurate. No game we had had less than 7,000 in attendance and we had 21,500 for GHOE though the games notes oddly posted a zero.

I personally know a black man, who is young and is campaigning for Stacey who is also not gay. Based on the activity on his social, he's not the only one. The politics Stacey is talking about are about the whole state of Georgia. Are black men not residents of the state? What specifically do black men expect? She's literally speaking to and fighting for everybody.

And there are definitely black men who wouldn't vote for a woman even if she were the best leader. If there is a man to choose instead, they will either not vote at all or vote for whoever the man is.

I have no doubt there are hetero brothers out there for Stacey, but im just speaking on what I have seen.  Black men have a specific set of problems that are very different from other men in the state.

I work with a large number of Asian(both east and south) men. The situations they face are very different from even the relatively better off(for black men) black men I went to school with. You have to craft a compelling narrative that includes everybody.

Your second paragraph is something I hope isnt the case, but as someone who grew up around Africans and Muslims is probably an all too true reality.

From my understanding, the number of these "Red Pill," Nigcels in Georgia are a small population. However, this is a razor-thin election margin where it's likely going to be within 10,000 votes. It's a numbers game and Abrams will have to get out as many Black Voters as she can.

If the Russian-sponsored Nigcel rhetoric grew since 2020 in GA, it's going to be a tough row to hoe. With margins as think as it could be, I understand why Abrams is making the appeal to Black Men and why many feel that group with KM as a face is getting so many side-eyes.
